I’ve thoughtfully designed every detail to feel comfortable, welcoming, and easy. Whether you’re spending the day on the water, sharing time with family and friends, or simply enjoying a quiet morning. My hope is that every stay feels a little like home and leaves you with memories worth coming back for.

Hi, I’m Adam! A Florida-based host, proud parent, and law-enforcement professional. I love traveling, being on the water, and spending time with family and friends. I care for Brooklyn Breeze with a focus on clean, comfortable stays, thoughtful local touches, and warm hospitality. I speak English and typically respond within an hour.

Is there Wi-Fi available?

Yes, high-speed Wi-Fi is available throughout the entire house and on the deck so you can stay connected whenever you need to.

Are linens and towels provided?

Absolutely. All beds come made up with fresh linens, and we provide bath towels, hand towels, and extra blankets for your comfort.

What's included in the kitchen?

The kitchen is fully equipped with a refrigerator, stove, oven, microwave, coffee maker, toaster, and dishwasher. We also provide cooking utensils, pots and pans, and basic pantry staples to get you started.

Does the house have laundry facilities?

Yes, a full-size washer and dryer are available and stocked with detergent for your stay.

Are water activities and equipment available?

We are currently working on bringing kayaks, paddleboards, and additional water activities to the property — stay tuned! In the meantime, local rentals are available nearby and we're happy to point you in the right direction.

Are there any restaurants nearby?

Of course! Keystone Heights has local dining options just a short drive away, and you're also within easy reach of Fleming Island, Orange Park, and Gainesville for a wider variety of restaurants, cafes, and bars. Check the Location page for more info!

Is there a grocery store nearby?

Yes, there are grocery stores and convenience shops within a short drive of the property so you can easily stock up before settling in for your stay.

Is the property close to the University of Florida?

Chomp - Chomp! The home is approximately 30–45 minutes from Gainesville and the University of Florida, making it a great option for UF football weekends, graduations, Family Weekend, and campus visits.

What are the check-in and check-out times?

Check-in is anytime after 3:00 PM using your personalized keypad code, which will be sent to you before arrival. Check-out is by 11:00 AM. If you need a different time, feel free to reach out and we'll do our best to help.

How do I check the availability and book a stay?

You can check availability and book directly through our Airbnb listing. Once your booking is confirmed, you'll receive all the details you need for a smooth arrival — including your unique keypad entry code.

Do you require a security deposit?

A security deposit is collected through Airbnb at the time of booking. This is standard practice and is fully refundable provided the home is left in good condition per our house rules.

What is your cancellation policy?

Our cancellation policy is listed on our Airbnb page. We recommend reviewing it before booking. If something comes up, reach out early and we'll always try to work with you when possible.
